4.5 Important Consumer Notice
Direct Villas UK Ltd provides advertising space only. We are not an agent for property owners, nor are we a party to any booking or rental agreement. Any booking you make is a contract directly between you (the holidaymaker) and the property owner or manager.
Please be aware that we do not handle booking payments or provide financial protection for your booking. Your statutory consumer rights under UK law apply only to the advertising services provided by Direct Villas UK Ltd, not to the rental of holiday properties.
4.6 We provide an online advertising platform for property owners to list their U.K holiday rentals. We require our Advertisers to ensure their listings are accurate and not misleading, and we reserve the right to remove any content that breaches our terms and conditions.
However, we do not act as an agent and are not a party to any contract for a holiday rental. While we use reasonable skill and care in providing our advertising service, we cannot independently verify the accuracy of all information provided by Advertisers. Therefore, we do not accept liability for any loss or damage arising from inaccuracies in advertisements or from any subsequent communications or transactions. You must make your own careful enquiries to satisfy yourself as to the accuracy and suitability of a property before making a booking.
4.10 You must notify us immediately if you become aware of any inappropriate Content or inappropriate behaviour by any User. You can do this by emailing info@directvillasuk.com or by clicking on the "Contact Us" link located prominently on our Service.
15.2 Alternative Dispute Resolution (ADR)
If we cannot resolve a complaint through our internal process, you may (but are not obliged to) use an independent Alternative Dispute Resolution (ADR) provider. Further details are available on request.
If you are based in the EU, you may also submit a complaint for online resolution via the European Commission's Online Dispute Resolution (ODR) platform at https://ec.europa.eu/odr.
16.2 For the purposes of this Addendum, an advertiser is categorised as either a 'Business Advertiser' or a 'Consumer Advertiser'. This distinction is important as it affects your legal rights and obligations.
A Business Advertiser is an individual or entity that lists a property on our Service for purposes relating to their trade, business, craft, or profession. This includes professional property managers, real estate agencies, and individuals who manage multiple properties as a business.
A Consumer Advertiser is an individual who lists a property on our Service for purposes that are wholly or mainly outside of their trade, business, craft, or profession. This would typically apply to a private individual listing their own holiday home.
In accordance with the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 and the Electronic Commerce (EC Directive) Regulations 2002, we provide the following key information to you as a consumer before the formation of any contract:

20.2 Description of Services
Direct Holiday Cottages provides an online platform through which property owners and managers can list holiday rental properties in the U.K for booking by consumers direct with the property owner/ manager. We act as an advertising intermediary only. Full details of each property, including amenities, features, availability, and terms, are displayed on the respective listing pages. These details having been uploaded or entered by each owner/manager during the creation of their listing.
Each listing represents a unique service offered by the respective property owner/manager, and bookings made are direct agreements between the customer/holidaymaker and the property owner or manager. The terms of each rental will be confirmed prior to booking.
20.3 Total Price and Charges
The price displayed on each property listing has been determined by the property owner/manager. Confirmation of an exact costing must be obtained from the owner/manager to confirm the total cost.
20.4 Delivery of Services / Booking Start Date
It is the responsibility of the property owner/manager to provide all aspects of the delivery of service and booking start date. This ordinarily would take place during the course of the enquiry and booking processes.
20.5 Cancellation Rights and Procedure
It is the responsibility of the property owner/manager to adhere to their legal obligations in line with distance selling regulations. The specifics of these details should be provided by the owner/manager, and if not then then we advise that the holidaymaker requests the details for their consideration ahead or as part of the booking process.
Each property owner has their own cancellation policy. The details of this should be provided by the owner/manager, but if not then then we advise that the holidaymaker obtains this information ahead of confirming any booking with the owner/manager.
Any refunds will be processed by the property owner/manager in line with their terms and conditions.
20.7 Duration and Validity of Offer
All property listings, prices, and availability shown on our website have been applied or entered by the relevant owner/manager and are subject to change.
This section is intended for individuals or businesses ("owners") who use our platform to advertise their vacation rental properties. It forms part of our compliance with the Electronic Commerce (EC Directive) Regulations 2002 and relevant provisions under the Consumer Contracts Regulations (where applicable).
21.1 Service Description

We do not participate in or facilitate any aspect of the booking, payment, or management of rental properties. All contracts, communications, and financial transactions related to a holidaymaker's stay are solely between the owner and the customer.
21.2 Duration and Validity of Contract
Each advertising agreement runs for a standard 12-month period from the date of publication of the listing on the website, unless a different duration is agreed in writing. Listings are subject to renewal at the end of each contract term.
We reserve the right to remove listings at our discretion where they breach our content guidelines or terms of use.
21.3 Total Price and Payment Terms
The advertising service is provided for a fixed annual fee as specified at the point of order. This fee is inclusive of VAT (if applicable) and includes all standard services offered on the platform.
Payment must be made in full prior to listing publication. No ongoing commission, per-booking fee, or hidden charges apply unless otherwise agreed.
Optional upgrades (e.g. featured listing placement) may be available for an additional cost, clearly communicated before purchase.

Advertising services will commence once payment has been received and the listing has been created by you the property owner/manager.
Listing owners are responsible for ensuring the accuracy of their property content and must notify us of any material changes relating to any significant change to the status of the property such as but not exclusive to offering the property for sale or completing on the sale of the property which an active listing for that property exists.
21.6 Cancellation Rights
If you are a Consumer Advertiser, you are entitled to cancel your subscription within 14 days of payment under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
