Short Breaks MINIMUM 3 Night. If you want to stay for less than a week but it is cheaper to book the week than per night feel free to book the week. You can tell me your chosen arrival and departure days in our correspondence.

30% part payment via Paypal to emmachadbourne@hotmail.com secures your booking with the balance plus £50 returnable cleaning/security deposit, due 28 days prior to arrival.
If you are booking last minute, payment in full books Tillys Cottage Beachfront, Allonby.

Returnable Cleaning/Security Deposit -
The cleaners will inspect Tillys Cottage Beachfront Allonby upon your departure.
So long as you have tidied after yourselves, there won't be any grounds for concern.
The cleaners expect to make the beds, hoover and mop in the crannies, re-home any spiders/flies and thoroughly clean the sinks and bathrooms.
If on the other hand however, you leave Tillys Cottage a mess with dirty dishes and haven't attempted to sweep/clean the floors so that they need mopping and hovering multiple times, or the walls need scrubbing because they are scuffed multiple places or with mud splashed without wiping down, then expect them to request the extra time to turn the Cottage around and this will be charged at £21 per extra cleaner hour.
If you would prefer to pay for a full cleaning service instead, please discuss prior to booking. It would really help to let us know so we can make the necessary arrangements.
(Most guests prefer the £50 returned but it's our wish to accommodate both options)

Tillys cottage is just gorgeous. A beautifully decorated dog friendly cottage that had everything we needed and more. The location is idyllic, right on the beach & the dogs loved it. So much to do nearby too. We would definitely recommend this cottage to anyone, it's a real little gem.  Left on TA May 27, 2017 for a stay in May 2017

This is probably not in our future holiday option interests, but it would be criminal to give anything other than a glowing review to Tilly's cottage and Emma. The welcome pack was much appreciated, as was the comprehensive information pack about both the cottage, village and region. We feel 'cottage' is something of a misnomer. Look first at Tilly's from the outside and then go inside for the 'Dr Who's tardis effect'. The four of us were easily accomodated. Everywhere was spotless and comfortable, with all necessary amenities. From the master bedroom you have stunning views over the Solway Firth to Scotland and your less than fifty yards to the beach. In conclusion we can't wait to return.

Immaculate cottage in a perfect location right on the edge of the beach. Spotlessly clean and extremely comfortable. Very dog friendly and our two thoroughly enjoyed themselves. Welcome pack was a bonus especially the home made cake. Would highly recommend.

What's your Dog/Pet policy? House Rules for Dogs (and their humans).

We don't like having lots of rules and regulations because we realise that dogs are very much part of your family; however, Tillys Cottage is very much part of Our family so please look after it for us. Some of guests visit without dogs.

We thought it only fair that as a prospective visitor, our House Rules for dogs should be plainly stated so you can decide if Tillys Cottage Beachfront, Allonby is right for you and your pets(s).

Please can we ask you to:

Please clean up after your dog(s) - both inside and out. Please bag and bin deposits as the cleaners do not poo pick and it's not nice to smell or see. In case you run out , emergency poo-bags are provided in the Doggie-Box. (Please replace what you use so our next guests receive the same benefit if they're caught short too).

The Solway Coast AONB is famous for its wonderful sunsets, walks, beaches and countryside but, alongside that comes rain and sand on occasion. Bearing this in mind if your dog(s) are wet and muddy please dry/leave them in the kitchen until they are clean and dried. We have left a brown doggie towel in case you need an spare - or forgot your own.

If you enjoy your dog(s) to curl up with you on furniture, then please bring your own throws/towels. There are some provided. Feel free to wash any throws and towels. The Wash/dry cycle takes like ' forever' so I tend to put a load in in the morning before we go out and about exploring. If you could wash/dry our blankets if you use them that would be really appreciated as we do not change them for every guest.

We have a Dyson Animal in the cupboard under the stairs. (With an Akita we recognise the need for a "proper hoover"!)

Dry Dogs are welcome upstairs. We do try to be flexible and recognise some pet owners (us included) allow their pets to sleep near them.

All the doors at Tillys Cottage Beachfront, Allonby, are self closing fire doors. They're pretty good at leaving the room - preventing doggies going upstairs unattended. If they do get up to mischief and you can't fix it don't panic. Just let us know and we will do our best to 'come up with a plan' so the next guests do not have a disappointing start to their break.

If your pets sleep with you on the bed, please bring and use a cover/blanket/throw. The launderette struggles to remove pet hairs from the bedding. (Not nice to find a hair in the freshly laundered bed - yuk!).

Leaving your doggies alone in the cottage - we would prefer this is not done. In the daytime only, if you are confident that your dog(s) will settle if left alone in the strange kitchen. If you know they can be destructive or reactive when they are left alone, or they suffer from separation anxiety please do not leave them unsupervised for any period. It's just not fair on your dog(s) or on us if they cause damage or their whimpering and crying upsets our neighbours.

In the unlikely event of your dog(s) causing any damage which can not be fixed by you during your stay, this will be taken from your damage/cleaning deposit. There is plenty of room to set up your crate if necessary in the kitchen.

End of doggy House Rules!!

We are confident that our guests are responsible dog owners and considerate human beings and will look after Tillys Cottage for us. This has certainly been our experience to date.

Is there a Security/Cleaning Deposit?

Yes it is £50 on top of the advertised rate.
It is returned to you after the cleaners report the condition of Tillys Cottage Beachfront, Allonby.

To date we have had a few breakages - which were replaced by the guests and we have had a wine spillage incident which damaged paint on the wall - the guest re-painted it for us - no harm done!

So far we have not had need to keep the deposit ever. We will always do our best to avoid doing so - if you have an accident please let us know by message, email or telephone and we can sort it our together.

A broken glass will not result in us keeping your deposit but if you don't tell us we will not be able to replace it in time for the next guest.


Arrival/Departure information

Arrival from 2pm on the day. Departure on or before 10am on the day of departure. You can arrive and leave any time in between these times and dates.

Nearer to your stay I'll email you a 'welcome pack'.

I'll let you know if I'll be at Tillys Cottage to meet you or, give you instructions on how to access the keys. (If you have given me an idea of when you are hoping to arrive).

Parking, Central heating, WiFi, Recycling information plus anything else I think will be helpful will be in the welcome pack.

I've also included some of our favourite places to go and things to see.

I'm easily contacted by email but you will be given Darren and my phone numbers as well as some emergency contacts such as the nearest health centre and vets - and cheapest Petrol!

If you leave before the cleaners arrive to inspect Tillys Cottage Beachfront. Allonby, please leave the key in the key safe and muss up the no. so the code is not showing.



About Tillys Cottage Beachfront Allonby

Tillys' Cottage is our cosy romantic retreat by the sea.

Decorated in a welcoming Scandinavian style the furnishings are new, clean and fresh. Made for us to enjoy our favourite part of the world, escaping the hustle and bustle of work.

The cosy fire is easy to light and the non slip floors were chosen especially to be dog friendly (for our dog Sukie).

Overlooking the Solway coast AONB towards the Mountains of Scotland, great for Bird Watching in all weathers.

Hadrians cycleway, running alongside the coastal road between Allonby and Maryport offers fantastic scenery for a cycling holiday or a romantic evening stroll.

Great Pubs, Ice creams, convenience store and Chip shop etc... are all within a few yards from the cottage.

We enjoy watching the oyster catchers chasing the tide. The views from the master suite and sitting room are exceptional!

The small enclosed garden overlooks the sand dunes, facing West watching the sunset is a blissful reminder it is good to be alive! (Simple pleasures).

Tillys' Cottage is a modern building built to blend in the with older properties nearby.

It is warm and cosy with full central heating.

There is plenty of free parking close by. Residents parking area plus extra parking overlooking the Dunes is where I prefer to park.

The sitting room opens up to the small enclosed garden with French doors. With Wifi, DVD, music dock and an LED Smart TV,

The master suite has a TV, en suite, king size bed, a built in wardrobe, tub chair and solid oak furniture. The new bed has a really luxuriously deep mattress. There is also a mirror and travel hair dryer in both double rooms.

The bright loft bedroom has a built in wardrobe and double bed.

We are not banning doggies upstairs. We trust our guests not to allow wet soggy doggies up there until they are nice, clean and dry.

As dog owners we appreciate it when we are staying somewhere nice - too many pet friendly accommodations are yukky and dated. We trust you will leave our home in the same condition you found it in and, we hope you enjoy it as much as we do.

We are not charging extra for doggies but, please remember to take out holiday insurance in case of an accident not covered by the small damages deposit.

To avoid disappointment when requesting to book please note:

A) In the lounge there is floor space for a maximum of 2 x small OR 1 x medium/large Dog/Doggies with their beds.
B) We will not accept bookings with siblings sharing beds or children under 10 or more pets than there is space for.

3 beds = 2×doubles and 1 x single.

Tillys' is perfect for couples as a cosy snuggly retreat by the sea.

The garden is walled on two sides and has a wooden picket fence on the third side
The wall and fence are about 4 foot high.

Our dog Sukie is a big dog. We can attach her lead (spare under the TV) to a ground screw which we leave in the garden - if she is too full of beans.

The garden has a small paved patio area and is mainly pebbles broken up with plants. Every season has a different garden.

You can sit on a bench, read a book while listening to the ocean, or maybe sit and watch the amazing Sunsets.

The French doors can be left open on latches so you get the shelter from the wind while enjoying the breeze and sunshine.

Guest payment options:

Travellers can pay a 30% portion of the rent up front as a nonrefundable booking deposit, or pay the rent as one payment in full.
Where a booking deposit is paid, the balance is due 28 days prior to arrival. Plus the small cleaning/security deposit of £50 which is returnable.

Guest Cancellation Policy:

We offer Flexible policy details
If the guest pays the full balance on time, they can receive:
a 50% refund of the total cost if they cancel at least four weeks before check-in.
a 25% refund of the total cost if they cancel at least two weeks before check-in.

Please note:
All guests may cancel free of charge up to 24 hours after their booking is confirmed, provided their stay is at least 60 days away.

Booking Contract
General

These terms and conditions (the “Booking Contract”) are between and shall bind the property owner (“we”, “us” and “our”) and the holidaymaker(s) who book our property (the “Property”) Direct with the owner. (the “Website”).. Each such booking is referred to in the Booking Contract as a “Booking”. References to “you” or “your” are references to the person making the booking and all members of the holiday party.

Any Booking is subject to the Booking Contract. This Booking Contract and our confirmation email contain the entire agreement between us and you and forms the basis of your agreement with us so please read them carefully.

Nothing in this Booking Contract affects your usual statutory rights.

Making your Booking :

Once we have accepted your booking request. The Booking shall be made and this Booking Contract shall be effective once the booking fee and the Initial Deposit (as defined below) or full payment has been received by Emma Chadbourne on behalf of Tillys Cottage Beachfront, Allonby and; you have received an email /Facebook message confirming the Booking or issue us with a booking request form via the Website (“Booking Request Form”) and pay the full payment or Initial Deposit for the Property. The Booking shall be made and this Booking Contract shall be effective when Emma Chadbourne has received the full amount payable for the Property or the Initial Deposit as well as the damages/cleaning returnable deposit.
If the Quote or Booking Request Form requires that you:
make a payment in full, then you must pay the full amount for the Booking and the booking fee to Emma Chadbourne by the due date; or

pay an initial deposit (the “Initial Deposit”) followed by a balance payment (the “Balance”), then you must make both payments to Emma Chadbourne within the specified time periods.
You shall be required to pay the applicable damage deposit (the “Damage Deposit”), cleaning fee and/or any other fees (“Other Fees”) as part of your payment in full or your Balance payment (as applicable).
You should carefully check the details of the Quote or Booking Request Form/Email/Message from Emma before making any payment to Emma Chadbourne regarding your Booking, as well as the confirmation email and inform us immediately of any errors or omissions.

Paying for your Booking :

Where you have only paid an Initial Deposit, you are required to send to Emma Chadbourne@Hotmail.com via Paypal your payment for the Balance and you may be required to pay the Damage Deposit and/or Other Fees within a certain period prior to the arrival date specified in the email confirmation (the “Arrival Date”). If you fail to make the balance payment due to us to EmmaChadbourne@hotmail.com via Paypal in full and on time we shall be entitled to treat your Booking as cancelled by you and the Cancellation Policy (as defined) shall apply.

If you cancel or amend your Booking :

If you need to cancel or amend your Booking you must write to Emma or email/Facebook Message us as soon as possible. however, you should contact us first before cancelling. A cancellation or amendment will not take effect until we receive confirmation from you. The cancellation policy described above (“Cancellation Policy”) applies to your Booking and Emma Chadbourne will refund any amounts due to you in accordance with the agreed Cancellation Policy.
In the event that:
any Balance required from you is not paid in accordance with the time frames set out in the Cancellation Policy; or

you do not arrive at the property within 24 hours of your arrival time without notifying us,
then we shall be entitled to treat your Booking as being cancelled by you and the Cancellation Policy shall apply.

If we cancel or amend your Booking:

We would not expect to have to make any changes to your Booking once it is agreed between you and us, but sometimes problems occur and we do have to make alterations or, very occasionally cancel Bookings.
If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your Booking. If we cancel your Booking, Emma Chadbourne on behalf of Tillys Cottage Beachfront, Allonby, will refund you any fees you have already paid to Emma Chadbourne@Hotmail.com via Paypal. However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, without limitation, fees for travel, entertainment, activities or insurance).

The Property:

You can arrive at the Property after the time specified by us on the Arrival Date for your holiday and you must leave by the time specified by us on the departure date we give you. We will let you know these times in writing in advance of your stay. Unless agreed otherwise, Arrival is from 2pm and departure is before 10am on the respective days.

If your arrival will be delayed, you must contact Emma - easiest way would be to reply to the confirmation email so that alternative arrangements can be made.
If you fail to do so you may not be able to gain access to the Property.
If you fail to arrive by midday on the day after the Arrival Date and you do not advise the contact of your anticipated late arrival we may treat the Booking as having been cancelled by you and we shall be under no obligation to refund you for your holiday.

Your obligations :

You agree to comply with the regulations set out in any property manual at the Property and any other regulations reasonably specified by us from time to time and ensure that they are observed by all members of your party. You agree to keep and leave the Property and the furnishings, including items such as kitchen equipment, crockery and glasses clean and in good condition.

You agree not to cause any damage to the walls, doors, windows or any other part of the Property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties.

You agree to take all necessary steps to safeguard your personal property while at the Property.

You agree to ensure that each member of party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).

You cannot allow more people to stay in the Property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless permitted by us in writing in advance. If you do so, we can refuse to hand over the Property to you, or can require you to leave it.

We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances.
Any refund will be at our sole discretion.
You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with this Booking Contract.

Complaints:

Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve problems properly unless we are promptly notified.
Discussion of any criticisms with us whilst you are in residence at the Property will usually enable any shortcomings to be rectified straightaway. In particular, complaints of a transient nature
(for example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence at the Property.
If any complaint cannot be resolved during your holiday, you must write to us or email us with full details within 28 days of the end of your Booking.
For the avoidance of doubt, you shall always contact us if you have any complaint in relation to your Booking or the Property.

Limit of Liability:
Our maximum liability for losses you suffer as a result of us acting in breach of this Booking Contract is strictly limited to the amounts received by us in relation to your Booking.
We shall not be liable for any losses which are not a foreseeable consequence of us breaching this Booking Contract. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us.
Your Booking is made as a consumer for the purpose of a holiday and you acknowledge that we will not be liable for any business losses howsoever suffered or incurred by you.
For the avoidance of doubt, Tillys Cottage Beachfront, Allonby shall not be liable to you or responsible for:
any issue between you and us regarding the Booking;

any failure in relation to any payments due to the failure of a payment solution provided by a third party; and

he rejection of any payment of yours by a third party payment solution provider.
This does not exclude or limit in any way our liability for death or personal injury caused by our negligence or for fraudulent misrepresentation; or for any matter for which it would be illegal for us to exclude or limit, or attempt to exclude or limit, our liability.

Law and Jurisdiction
This Booking Contract (including any non-contractual obligations arising under or in relation to this Booking Contract) between you and us is governed by the law of England and Wales and we both agree that any dispute, matter or other issue which arises between us will be exclusively dealt with by the Courts of England and Wales.

Miscellaneous
You may not transfer your Booking or any rights and responsibilities under this Booking Contract to any other person, without our prior written consent.

If at any time any part of this Booking Contract is held to be unenforceable for any reason under any applicable law, that part shall be deemed omitted and the enforceability of the remaining parts shall not in any way be affected by that omission.

This Booking Contract, together with the Cancellation Policy and our confirmation email contain the entire agreement between us and you relating to the Booking and shall supersede any previous agreements, arrangements or discussions between you and us, whether oral or in writing.

No representation, undertaking or promise shall be taken to have been given or be implied from anything said or written in negotiations between you and us prior to receiving the confirmation email except as expressly stated in this Booking Contract.

Neither you nor us shall have any remedy in respect of any untrue statement made by the other upon which that party relied in entering into this Booking Contract (unless such untrue statement was made fraudulently) and that party’s only remedy shall be for breach of contract as provided in this Booking Contract.

We will not be in breach of this Booking Contract, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.
